Metal vs Tile Roofing: Which Is Better for Australian Homes?

Colorbond metal or concrete and terracotta tile? We break down the real differences in cost, durability, performance, and suitability for NSW and ACT climates.

The Two Dominant Roofing Systems in Australia

Walk through any suburb in Sydney, Canberra, Newcastle, or Wollongong and you'll see both: the earthy warmth of terracotta and concrete tiles, and the clean lines of Colorbond steel. Both systems have been installed on Australian homes for decades. But they are not interchangeable — each has genuine strengths, and the right choice depends on your home, your climate zone, and your long-term goals.

Metal Roofing (Colorbond & Zincalume)

What It Is

Colorbond is BlueScope Steel's pre-painted steel sheeting system. Zincalume is the unpainted zinc-aluminium alloy substrate. Both are manufactured to withstand Australian conditions.

Advantages

Weight: Colorbond weighs approximately 4–5 kg/m² — roughly one-quarter the weight of concrete tiles. This is critical for older homes with ageing roof structures that cannot safely support additional load.

Wind resistance: A correctly fixed metal roof (AS 1562.1:2018 compliant) performs exceptionally in high-wind events. Unlike individual tiles, metal sheets present no loose elements.

Lifespan: With proper maintenance, a Colorbond roof lasts 40–70 years. The paint system carries a 36-year warranty in standard environments.

Gutters and drainage: Metal roofs shed water extremely efficiently. In NSW and ACT where intense summer storms are common, fast drainage reduces the risk of back-ponding.

Cost: Installation cost is generally 15–25% lower than a comparable tile roof due to faster installation time.

Disadvantages

Noise: Rain on a metal roof is louder than tile unless sarking with an acoustic underlay is installed. Proper installation includes sarking (mandatory in most climate zones).

Thermal: Without insulation, metal roofs can make roof spaces hotter. Pairing Colorbond with bulk insulation or a reflective sarking system addresses this fully.

Aesthetics: Some homeowners prefer the dimensional look of tiles — particularly for heritage or traditional-style homes.

Tile Roofing (Terracotta & Concrete)

What It Is

Terracotta tiles are kiln-fired clay — the traditional material. Concrete tiles are cast cement — more affordable and heavier.

Advantages

Aesthetics: Tiles are the preferred choice for homes where visual character matters — Federation, Californian bungalow, Mediterranean, and contemporary designs all suit tiles.

Thermal mass: The mass of tile roofs moderates temperature extremes more passively than metal, reducing attic temperature swings.

Sound insulation: Tiles provide better acoustic insulation from rain and hail noise.

Re-saleability: In many NSW and ACT markets, particularly inner suburban Sydney and Canberra's established suburbs, tile roofs are associated with quality and can support higher property values.

Disadvantages

Weight: Concrete tiles weigh 40–55 kg/m². Terracotta is lighter at 30–40 kg/m², but both require adequate structural support. Many older homes require engineer sign-off before tiling.

Maintenance: Tiles require re-bedding and re-pointing every 10–15 years. Individual cracked tiles need prompt replacement. Moss and lichen growth is more common on tiles than metal.

Valley and flashing failures: The junctions between tile sections are more complex and prone to failure over time.

  • You want greater thermal mass for passive temperature regulation
